Leasing Services:

• Advertise available properties with the most effective media resources
• Research and provide our clients with market rental rates
• Perform tenant screening which includes criminal background, credit reporting, verifying income and employment stability
• Prepare and execute all documents such as the lease, move-in inspection form, disclosures and exhibits
• Collecting security deposits, pet deposits and initial rental payments

Management Services:

• Routine property inspections
• Comparable market analysis to ensure top market rent before lease renewals
• Rent collection including late notices, eviction procedures and placement with collection company for unpaid balances after move out
• Overseeing maintenance requests and contract services
• Handling of all tenant correspondence
• Paying bills affiliated with the property
• Month-end owner's statements with itemized income/expense reporting including a year-to-date column
• Hold security deposits in escrow, account for all deductions in accordance with real estate law
